A roof leak needs prompt attention, because water damage spreads to your decking, insulation, ceilings, and walls the longer it goes. The tricky part is that leaks rarely start where they show up inside. BCI has the experience to trace a leak to its actual entry point and repair it properly, so it stays fixed. If it is an emergency, we offer emergency roof repair.

Why leaks are trickier than they look

Water does not travel in a straight line. It gets in at a high point, runs along the decking or a rafter, and drips down somewhere else entirely. That is why a stain on your ceiling is often several feet from the real problem. Chasing the stain instead of the source is how leaks get repaired three times and still come back. We track the water back to where it actually enters, and that is the difference between a patch and a real fix.

Common sources of roof leaks

Flashing.

Around chimneys, skylights, walls, and valleys, flashing is the most common leak point when it lifts, corrodes, or was installed poorly.

Pipe boots and vents.

The rubber seals around plumbing vents crack and fail over time.

Missing or damaged shingles.

Wind and age expose the roof underneath.

Fastener issues on metal roofs.

Backed-out or improperly seated screws let water in.

Valleys.

Where two roof planes meet, water concentrates and finds any weakness.

Clogged or failing gutters.

Water backs up under the roof edge.

Age.

An old roof simply reaches the end of its watertight life.

BCI METAL ROOFING. Called atleast 5 other commercial roofing company’s for an inspection of our commercial building (Biophil Natural Fibers)so we could renew our insurance policy, and not one company showed up. I know it wasn’t a big payday “cost wise “since it was just  an inspection , but it was very urgent as to get our policy renewed. Thankfully Mark was gracious enough to come and inspect our 100,000 sq ft roof and gave a report that I was able to submit to our policy holder.

We are building a replica of the original 1900s home that was on our farm. We wanted a galvanized standing seam roof. Standing seam for the performance, galvanized for the old look. Marks crew not only did an amazing install job, but they were also a pleasure to be around and work around. Mark, the owner, is an honest business man in the world of wheelers and dealers. Why is my roof leaking if I do not see missing shingles?

Many leaks come from flashing, pipe boots, valleys, or fasteners rather than obvious missing shingles. Water can also enter at one point and show up on your ceiling several feet away. We trace it to the real source.

How fast should I get a roof leak fixed?

As soon as possible. Water damage spreads to decking, insulation, and ceilings the longer a leak goes, so prompt repair is almost always the least expensive option.

Can you always stop a leak with a repair?

Often, yes, if the roof is otherwise in good shape. If the leak is a sign the roof is worn out, we will tell you honestly and discuss your options.

Do you fix leaks on metal roofs?
